Why is the council looking in to building new homes?
Croydon’s population is rising and set to rise even further, which is increasing the demand for homes and the affordability of those homes to rent and buy. In response to this, the council has set up a new development company, Brick by Brick Croydon Limited, to deliver their new housing programme that will provide more than 1,000 new and affordable homes across the borough by 2019, while keeping the full value of the development growth in the borough.
To start this programme, the council has identified council-owned sites across the borough, where these new homes could be built. The sites will be transferred to and developed by Brick by Brick.
Who is Brick by Brick?
To achieve Croydon’s goal of 1,000 high quality new homes across the borough by 2019, the council has set up its own development company, Brick by Brick. Brick by Brick is a private, independent company, with the council acting as sole shareholder; this means that Croydon council owns Brick by Brick.
It also means that the full value of development growth is kept in the borough – whether it be in the form of additional affordable housing, physical improvements in the local centres or dividend return to the council to fund council services.
Brick by Brick aims to deliver high quality, new, residential-led development on a range of sites across the borough. As well as being able to make sure that the borough fully benefits from increased land value and development returns, Brick by Brick will be able to deliver directly and act quickly to new opportunities in the market place.
Our role – Community engagement
NewmanFrancis is working with Brick by Brick Croydon Ltd, the development company who will be progressing the sites. Our role is to manage the engagement programme for the sites that Brick by Brick are looking to develop. Our prime responsibility is to ensure there is an opportunity for residents, and other interested parties’ views and opinions to be heard, and that the development proposals and designs are influenced by public feedback.

Which sites have been identified?
The council has identified council-owned sites across the borough where new homes could be built. These sites are being reviewed by architects as part of a feasibility and viability exercise and as such, could be subject to change during this stage and throughout the planning process.
