Ravensdale Gardens and Rushden Close Estate

Ravensdale Gardens and Rushden Close Estate are in north Croydon, SE19 3QD and SE19 3QB.

We held an event on Thursday 30th June and 18th August to give you an opportunity to give your views and find out more about the proposed development on this site. If you were not able to attend, you can see the architect’s proposed plans that were shown at the event and the general feedback and suggestions from the consultation below.

Following the above event, feedback from residents will be used to inform the proposed development. The proposal will be available on our website and you will have a further opportunity to comment on the final plans below on our webform.

If this proposal goes forward it will require Brick by Brick to submit a formal planning application requesting planning consent from the Council’s Planning Department. The Council will publicise planning applications by displaying Site Notices on street furniture (on lamp posts) on roads close to the proposed site. The notice will provide information on how you can submit further comments on the proposed development (see link to the Council’s Planning Department for more information https://www.croydon.gov.uk/sites/default/files/articles/downloads/howtocommentnote42012.pdf ).

Consultation Feedback

Key Points Raised

From responses in the survey:

  • 11% are supportive of the proposal
  • 44% are unsupportive
  • 44% are undecided
  • 89% do not use the garages on site
  • There is fly tipping on the site.
  • Agreement that the current green spaces are poorly maintained.
  • Some isolated incidents of anti-social behavior occurs according to residents (including drugs and flytipping) but mainly a pleasant neighbourhood
  • Teenagers can congregate in the footpath at night. It is also seen as too dark and dirty.
  • There was general support for new planting to the Beulah Hill Open Space to improve

Key Concerns Raised

  • Concerned about loss of parking
  • Overcrowding, concerned people are being squeezed in.
  • One resident very against building on the green space outside no.s 67-70.
  • Depending on the height of the buildings there would be some impact on light to homeowners.

Suggestions 

  • Split support for community playground. Local parks nearby are very good eg. Westow.
  • It was thought that new seating/play areas can attract anti-social behavior by one resident.
  • One resident thought that it would be good to build new play areas which would be safe for children to play. Currently children play on the road.
  • Support by one resident for private only housing.
