Woodhurst Lane, Oxted

Raven Housing Trust have developed proposals for new affordable homes on the site adjacent to Stonehall Farm and off Woodhurst Lane.  The proposed site is currently being used for grazing horses.

It is proposed to redevelop the site to provide 20 family homes, half of which will be for affordable rent and half for shared ownership.  The plan is for twelve 3-bed homes and eight 2 bed homes, 45 car-parking spaces (including 5 visitor parking spaces), and cycle storage.  Access to the new homes will be through Woodhurst Lane.  The new homes will be in keeping with surrounding properties, and manufactured off site to reduce construction time, wastage and traffic to site.

Sustainability is an important feature of the design.  All homes will be low energy with high levels of insulation and air tightness, individual air source heat pumps and photovoltaic (solar)  panels on the roofs.

Raven Housing Trust is a social housing provider based in Redhill, Surrey.  They own or manage more than 7,000 homes and are committed to investing in homes and neighbourhoods to develop local communities where people want to live.  The majority of their customers rent their homes, but they also have customers who own the lease to their homes or own their homes on a part-rent/part-buy basis.

NewmanFrancis, community engagement specialists, have been asked to consult with residents and stakeholder for their views on the proposals, prior to a planning application being submitted this spring.

By coming to our drop-in exhibition – We held a drop in exhibition on Monday 20th March at St Johns Church, Church Way, Oxted RH8 9EA between 4pm and 7pm. Ethos Architects and Raven Housing Trust were in attendance to explain the proposals, listen to your views and answer any questions.  If were not able to attend the exhibition, you can view the site layout and dwelling size & area schedule above, and give us your comments from the day of the event to the end of Monday 27th March via our feedback form by clicking here.

What happens next?

NewmanFrancis will produce a report with the views we collect from local residents and other stakeholders. The design team will look at what you have said and review their proposals before submitting the planning application. We will update the web page to let you know how your views were taken on board and what happens next. You will have a further chance to comment on the proposals as part of the statutory consultation process once the planning application has been submitted.

How many new homes will they be?

Raven Housing Trust will be building 20 new affordable family homes. There will be twelve 3-bed homes and eight 2 bed homes 

How many homes will be for rent and for sale?

Half of the homes will be at affordable rent and half will be available for shared ownership.  Local residents will be prioritised for both shared ownership and rent, and the affordable rented homes will be allocated in line with the council’s allocation policy. 

What is affordable rent?

Affordable rent is 80% of the local market rent or lower. 

What is shared ownership?

Shared ownership is where you and Raven Housing Trust both own a share of the property. You pay rent on the share you don’t own. 

How will the new homes impact on carbon emissions?

The new development will be net zero carbon.  The new homes will be built using an off-site manufacturing system, reducing on-site construction time, wastage, and traffic to site. All homes will be low energy with high levels of insulation and airtightness, individual air source heat pumps and photovoltaic (solar) panels on the roofs. 

Will the new development put pressure on existing parking provision?

The new development will be provided with sufficient parking and will meet the standards laid down by the Council. The plan is to create 45 parking spaces, which includes 5 visitor parking spaces. There will also be cycle storage. 

How will construction traffic be managed?

A traffic management plan will allow for the access road to be opened when needed and for the street to be kept free as much as possible.  Off-site manufacturing of the new homes will reduce construction traffic to the site.
