
Central Hill is made up of 450+ homes in the far south of the borough. It is located very near to Crystal Palace, not far from Gipsy Hill train station.
Lambeth Council have set out in their engagement plan to improve engagement and community empowerment on their estate projects. As part of this engagement plan, Lambeth Council are also conducting an options appraisal process on Central Hill to review different ways the estate can be renewed.
An options appraisal process is how the council will decide which, out of a variety of options is best for your estate. The process will involve looking at the following factors – Value for Money, Residents Priorities, Wider Benefits to the area, deliverability (are there things that need to be considered to deliver), sustainability, to decide which option is best for the future of your estate. This will also include a survey of the properties and communal areas on the estate to assess their condition.
What are the options?
Maintenance – The council will identify areas of your estate which need maintaining and create a rolling programme of works, usually between 5 and 10 years, but otherwise the estate will stay the same.
Refurbishment – The council will make improvements to the estate but won’t fundamentally change the buildings of layout. This could include new flooring, window, kitchens, bathrooms.
Retrofit – The council will carry out work to preserve the structure, but make improvements to the buildings, this could include insulating walls, replacing doors and windows or new heating/energy systems to make the buildings more energy efficient.
Demolition and Rebuild – The council will demolish the existing homes and replace them with new ones.
