There was a community engagement event on Wednesday 6th December from 3pm-7pm at Waterside Centre, 26 Avenue Road, South Norwood, London, SE25 4DX (Large Meeting Room, Waterside House) 

This was an opportunity for residents and stakeholders to provide their feedback and find out more about the proposed development on this site.

If you were not able to attend the engagement event, you can view the architect’s proposed plans that were shown at the event and the general feedback and suggestions from the consultation below.

Following the above event, feedback from residents will be used to inform the proposed development.

Once you have had the opportunity to look over the proposed designs, you are welcome to leave any comments or questions you may have in our webform below.

If this proposal goes forward it will require Brick by Brick to submit a formal planning application requesting planning permission from the Council’s Planning Department. The Council will publicise planning applications by displaying Site Notices on street furniture (on lamp posts) on roads close to the proposed site. The notice will provide information on how you can submit further comments on the proposed development (see link to the Council’s Planning Department for more information

Key Points

  • Most residents were undecided about the proposed development.
  • There has been fly-tipping in the area in the past.
  • On-street parking is difficult in the evenings.
  • Some residents noted that it is a quiet area and the neighbourhood is friendly.
  • The colour of the proposed development match the local area.

Key Concerns

  • Some residents noted concerns about the impact a car-free development may have on surrounding roads.
  • Crystal Palace FC supporters park on residential streets during match-days.
  • The proposed development is out of keeping with homes nearby.
  • Loss of sunlight & privacy.
  • Overlooking & loss of privacy at rear gardens.
  • Some residents were concerned about the proposed refuse area being too close to existing homes.
  • Concern if developers develop on a site behind the garages which is privately owned.
  • Dust & noise as part of construction work


  • Some residents suggested for a softer appearance.
  • Maintaining raised kerbs and protecting fences of homes at the access of the site.
  • Closed refuse facilities / moving this closer to proposed development.
